and walking trails. Once accepted, the schematic design will lead to the Design Development
phase for the building and grounds.
During the Design Development phase, the Architectural team will coordinate with the Civil,
Structural, and MEP Engineering teams to further develop the schematic design and prepare
Design Development level documents. Design Development documents will consist of general
plans, sections, elevations, typical construction details, and diagrammatic layouts of building
systems to fix and describe the size, function, and character of the project. The Architectural
team will also coordinate with the Civil Engineering team and Dry Utility designer to finalize utility
plans. Interior Design staff will coordinate with the Town staff to select interior finishes, furniture,
fixtures, and equipment (FF&E) based on the project budget. Following acceptance of the
Design Development documents, the project can proceed into the Construction Documents
phase.
In the Construction Document phase, the Design Development drawings will advance to
detailed documents to be issued to the Authorities having jurisdiction (AHJ) for permit review and
distributed for bidding and ultimately construction. Complete Construction Specifications,
essential to solicit bids and outline the final construction materials, will be developed by all teams
in the various scopes of work. The design team will assist the Town in the development of
advertisements for bids, attend pre-bid meetings to answer questions and issue any necessary
addenda to the project documents, assist in guided pre-bid site visits with potential contractors
and ultimately collect, review, and advise the Town in the selection of a contractor or contractors.
Following Contractor selection and award of the contract, the project can proceed to
construction. This scale of project is anticipated to take approximately fourteen to eighteen
months from groundbreaking to occupancy.
